Home warranty is a life saver! But make sure you compare plans and research companies before you choose. I got burnt by randomly choosing a company that sent out flyers in the mail. I had to cancel and buy a policy from a reputable company. The website below helps you compare home warranty companies and their plans, but regardless of which company you select, make sure you read the contract terms and conditions. Pre-existing conditions are generally not covered.

Save yourself money in the long run by getting your future home inspected.

In years past, most people did not have their homes inspected before they bought them; you accepted the home "as-is." In recent years, it is more common to have the home inspected by a licensed home inspector prior to closing. If you choose to save a few dollars now by not hiring an inspector, you will be at risk when you sell the home later. It is very likely that the future prospective buyer will get an inspection, and then you may be faced with having to pay for repairs. Your realtor may confirm for you that in a typical home inspection, the average cost of defects found in the home are significantly higher than the cost of the inspection.

1.Why should I buy, instead of rent?
o	Answer: A home is an investment. When you rent, you write your monthly check and that money is gone forever, however when you own your home, you can deduct the cost of your mortgage loan interest from your federal income taxes, and usually from your state taxes. This will save you thousands of dollars each year, because the interest you pay will make up most of your monthly payment for most of the years of your mortgage. You can also deduct the property taxes you pay as a homeowner. In addition, the value of your home may go up over the years. Finally, you'll enjoy having something that's all yours - a home where your own personal style will tell the world who you are.

John-I tend to agree with the basic tenets of your post and the article contained within. That being said Real Estate is very local in nature and we've seen activity this year in our market that backs up the bullet points laid out in our post. As an aggregate(nationally) we still have a ways to go before the market stabilizes into what will be the new normal(we won't be going back to the way things have been.) In Charlotte the New Home market has begun to recover and we anticipate at current rates only a few years of inventory left of developed lots. At that point new neighborhoods will be coming online. We have seen a stabilization of resale home pricing in certain areas of town and even a slight uptick in traditionally popular communities. Time will tell as to a double dip recession and how much lower Real Estate prices will go.

This superficial set of bullet points is what I'd expect from someone that makes a commission on homes changing hands. I'd suggest talking to a financial adviser about the decision instead, but they also make a living on convincing clients to trade assets with the same conflict of interest.

A better read is "Why buying a home is still a bad idea" at http://farseer.org/2011/12/04/why-buying-a-home-is-still-a-bad-idea/

At least after reading it you'd realize interest rates were fixed by the Fed for two years, negating any reason to buy today in a declining market, and that housing prices can and will indeed go lower. Several experts are interviewed which agree housing is not through declining. Excellent data to support the thesis is provided in contrast to this simple opinion piece.
