I am constantly asked what I think the Charlotte real estate market is going to do tomorrow or in the next few months. I tell everyone if I knew where the market was going we wouldn’t be talking, I would be on my yacht making phone calls all over the world to buy and sell investments because I had the ability to time markets!
All kidding aside, I do know that all markets are cyclical and by the time we know the market is going back up it is too late to get in. For those who are making the leap now, they may not get in at the absolute bottom, but they’ll be very happy they got in when they did. Let me know your thoughts whether you agree or disagree.

I agree…this is a great time to buy if someone’s in the market. Houses are selling below appraised value, and I noticed many home sellers in Charlotte area are willing to owner finance.

true we may not know exactly when the housing bottom will hit ! but despite what others are saying as well as the NAR ,this economy will not recover in a v shape ! housing will not just shoot back up in price overnight ! prices will moderate and level off for quite some time .it will be years before we see 05-07 prices again ! so people , relax ! we have plenty of time to buy ! you may find this intresting ! http://www.fieldcheckgroup.com/2009/06/04/6-5-beware-real-estate-false-bottoms/

JC-Your link makes some interesting points, we’ll see where things go in the future nationwide. One of the things the information in the post you mentioned identifies is that real estate is local in nature and what happens in one market doesn’t necessarily correlate with another market. Whether this is a false bottom or not I agree that the recovery will not be immediate but that relatively low costs and very low interest rates can make this a good time for buy and hold investors.
