Charlotte Hockey With The Checkers

 

 

 

Recently Schwebel & Associates treated clients to a night out at a Charlotte Checkers hockey game.  It was a fun way to spend an evening with clients, and the game was tied after 3 periods and one overtime.  The Checkers lost the shootout, but we still had fun – especially when Chubby stopped by to visit!  Have you even seen Chubby up close?  He’s HUGE!

We try to schedule two client outings each year – a night with the Charlotte Checkers in the winter months, and a night at the Charlotte Knights in the summer.  We do more than sell Charlotte real estate – it is important to us to stay in touch with our clients and to continue to provide outstanding service.

Helen Obtains Senior Real Estate Specialist Designation.

Helen Sztarkman, a member of the Schwebel & Associates team with Prudential Carolinas Realty has been awarded the Seniors Real Estate Specialist (SRES®) designation by the Seniors Real Estate Specialist Council of the NATIONAL ASSOCIATION OF REALTORS® (NAR).

Helen Sztarkman joins more than 16,000 real estate professionals in North America who have earned the SRES® designation.  All were required to successfully complete a comprehensive course in understanding the needs, considerations, and goals of real estate buyers and sellers aged 55 and older.

The SRES Council, founded in 2007, is the world’s largest association of real estate professionals focusing specifically on representing senior clients in real estate transactions. There are more than 16,000 active members of the organization world-wide.  The NATIONAL ASSOCIATION OF REALTORS®, “The Voice for Real Estate,” is America’s largest trade association, representing more than 1.3 million members involved in all aspects of the residential and commercial real estate industries.

Can you get a deal on a home in Charlotte?

Many of my clients ask me-where can I find a deal?  Although the rest of the nation has seen markets decline, we have held steady on pricing.  That doesn’t mean that there aren’t opportunities out there.  One of the ways to get a home below market pricing is to buy a builder spec, or inventory home.  These are homes that are with begun with no particular buyer in mind, or if a sale falls through the home will go back on the market.  The day a home is finished the builder starts to eat away at their profit.  They have speculated on a sale prior to or very soon after the homes completion, and they are motivated to get the home sold at this point in the time line.  Builders will offer financing incentives, incentives for free upgrades at the design center, or just flat out discounts on the price.  They will also offer bonuses to buyers brokers who bring a qualified buyer.  As long as the builder doesn’t offer these "deals" on too many homes in the neighborhood, the average prices will stay up where everyone else bought and the buyer of the spec home will have effectively bought a home with instant equity.
