Great information about how valuable a virtual tour is for a home home of the real estate market.
Also, there are actually less showings for sellers when a tour is used.
Yes, you get fewer showings but they are more qualified showings. There is a percentage of the market that just wants to see the house and can make a yes or no decision by simply viewing a virtual tour. Why waste realtor and client time to meet at a home to decide right away it’s not what they expected?
Pictures are still a great resource for showing homes online but everyone does it. Maybe still-images work for most agencies (Charlotte, NC) in the present day (Feb 2007)? However, a virtual tour is a great utility to put you above your competitors and for less that $100 you could possibly get that 3rd and 4th house closed faster.
If a potential client views a tour, and still schedules an appointment then you have a more interested and qualified client in that home. A virtual tour will help weed out the “browser.”
The other side…
Do I want to work with a company or agency that presents the standard MLS images that everyone else has or do I want to work with an agency that offers more than their competitors?
The marketing side of the home-selling effort is becoming increasingly competitive. The housing market, although still strong in Charlotte, NC, is at a plateau or in decline on a national level. This is increasing agency and realtor competition for signing buyers and sellers.
